GP surgeries

As practices grow and develop, GPs and Practice Managers need to understand how their premises can respond to changing requirements and new models of care. With an ageing population, increasing demand and a growing number of patients with long term conditions, primary care facilities need to provide improved access, deliver care in the heart of the communities they serve and support patients to better manage their own health and wellbeing.

To meet these aims and deliver the objectives of the NHS Five Year Forward View, Prime’s healthcare planning and property development professionals work with practices to ensure their estate and the buildings they operate from can support current and future service needs. By exploring their options, together we can quickly translate practice requirements into an individual solution to suit clinical and business aims.

Prime has delivered more than £500million of primary care facilities across the UK and whether the right answer is refurbishment, extension or a new building, with our range of ownership and funding options all the choices rest with the practice.

Third Party Development (3PD)

3PD is the term often used to describe GP developments where the GP practice partners with a private developer and takes the head lease on the building. In many cases Prime has become the investor on completion, as well as working with other primary care investors, such as Primary Health Properties (PHP).

Primary care at scale

Our work with GP super partnerships not only demonstrates our expertise in primary care but our understanding of the primary care business. Working with Birmingham GP provider, Modality, and having supported Yeovil District Hospital NHS Foundation Trust with the formation of its primary care provider business, Symphony, we can unlock premises issues to achieve these goals, advising on commercial structures and lease negotiations to deliver primary care at scale.

ProCure22 Framework

Led by the Department of Health, ProCure22 is designed for the development and delivery of NHS and social care schemes funded by public sector capital. Prime has delivered property advice and funding expertise for the NHS through the ProCure Framework as part of the development of the award-winning St Catherine’s Health Centre.

Local authorities

Local authorities can choose to work with Prime and in areas where Prime is the private sector partner in the local LIFTCo (Birmingham, Solihull and Staffordshire); there is a pre-tendered fast track to doing this. Councils choosing to integrate health and social care aspects with community facilities will find this particularly attractive as a means of using specialist expertise and private funding to deliver developments more quickly with less procurement risk and cost.

As well as health and wellbeing buildings, an array of other valuable community based facilities has already been procured through LIFT across the UK. These include facilities for social care, elderly care, training, nursery, retail, benefits and advice, libraries, social enterprise offices and leisure.

Councils using LIFT benefit from working with local companies via a ready-made solution, enabling them to meet urgent needs as well as deliver against longer term strategic objectives. They can more easily link up with strategic projects in their area and share procurement cost and resource on projects which already have momentum.
